Iron Horse Park , LLC has made a new proposal for development to the City of Franklin Planning Department. This plan involves developing the East end of the property – the end closest to The Legends Club – and reserving the West end of the property for a future development such as a church.

In developing the property as described above, the predominant view from the highway looking west will be of a proposed church, whereas the view to the east will be primarily the residential development. In compressing the residential area to the eastern half of the site, the more visible western half will be reserved land for future development. With this design, the public views of the hills beyond the Meadows Farm are preserved for the westbound traffic along Mack Hatcher Parkway and views of Roper's Knob for southbound traffic on Franklin Rd.

The Iron Horse Park residential development will be oriented around a large public green space in a rectilinear form found commonly in farmstead layouts. The proposed 40-unit development is housed in eight buildings including a large “manor” house with two opposing facades, which could both be considered the front of the structure. The other buildings will have similar features, such as private garages located under the buildings with elevator access to the flats. All units will be flats varying in size and including large penthouse residences with enticing views of The Legends Club Golf Course.

Iron Horse Park will cater to those homeowners whose demand for large single-family homes on suburban tracts has declined. Such homeowners may be a result of smaller family size, empty nesters, or single adults. The goal of Iron Horse Park, though, is not to provide humble surroundings. In fact, its goal is quite the opposite. Iron Horse Park will provide increased levels of interior amenities and higher quality dwelling units with fine finishes but at the same time provide a minimal amount of effort towards exterior maintenance and upkeep.

Given the site's proximity to the Legends Club Golf Course, the retail and dining opportunities of the Cool Springs area and the accessibility to the interstate, this area is prime for meeting the demands of those looking to “move down” to luxury dwellings with less upkeep and greater access to amenities necessary for today's active adults.
